What they do
You give one consultant your details and documents once. They apply to the banks that suit you, follow up, and bring the offers back so you can compare them. Some banks may come back with a better rate when they know another bank is also bidding.
How they're paid
Banks pay the originator a fee when a home loan they arranged is registered. You don't pay anything, and the rate you're offered doesn't include a charge for the originator.
What to watch for
- A real originator doesn't charge you anything for applying.
- A good originator includes your own bank if you want it.
- You're never obliged to accept any offer.
Is it regulated?
The bond originator role isn't separately registered with the National Credit Regulator. The banks are, and every loan goes through the bank's own credit and affordability checks under the National Credit Act. Industry bodies run voluntary codes for originators.
Home-Loans.co.za's part
We're the front door: we compare the lenders on this site and pass your details to a home loan consultant who does the applying. We're not a bank and we don't lend.
Questions people ask
Does a bond originator cost anything?
No. The bank pays the originator when your loan is registered.
Will applying through an originator hurt my credit score?
Each bank that assesses you does a credit check. Applying through one consultant means you don't have to run separate applications yourself; ask them how many banks they'll send yours to.
